Our number one objective is to protect your assets as well as your profits. Our tenant screening is very thorough while maintaining less than a 1.5% vacancy rate. Our strategic marketing efforts allows us to place tenants quickly and efficiently and due to the volume of homes we manage our maintenance discounts are passed through to you with $0.00 mark-up. - Rental Analysis: We thoroughly research market rents and trends to ensure owners receive the highest monthly rental rate while keeping the lowest vacancy time. We consult with our property management clients about improvements that will increase the rental value.
- Listing and Marketing: We use a comprehensive marketing plan, including listing on countless rental websites including Zillow and Trulia, as well as AZ Performance Realty, Property Management Division, the MLS and facilitate personal showings.
- Inspections: We conduct weekly inspections of vacant properties and either Annual or Semi-Annual internal visits of occupied homes.
- Tenant Screening and Placement: We don’t take just anyone that applies. We’ve set high qualification standards and have a detailed application process, which includes verification of income, credit reporting, criminal background check and verification of tenant rental history by calling current and previous landlords.
- Full Move in File: We complete a full move in report that includes descriptions and pictures to document the exact condition of the property at the time a tenant moves in. Each tenant is given a copy of the report (it is also uploaded to the portals).
- Convenient Online Technology 24/7 “Portal Access”: Both Tenants and Property Owners have 24/7 access to property information via “their personalized portal”. Owners are able to view their account information, all previous statements, current and previous bills, their current balance summary, Current Lease, Annual or Semi Annual Internal Visit Reports, and any other important documents. Tenants are able to pay rent online, request maintenance service and view copies of their signed documents. Both owners and tenants have the ability to download, save or print any documents saved onto their personalized portal.
- Monthly Rent Collection: We collect the monthly rent and sales tax for each property. We can accept on line payments and can pay our owners via Direct Deposit for rent disbursement.
- Documentation and Financial Reporting: We maintain full Documentation and Record Keeping. We use property management software to keep full financial reporting to provide monthly and annual financial reporting of each property. This information is emailed to each owner and is kept on the owner’s personalized portal for viewing, downloading and printing at any time.
- Residential Rental Transaction Privilege Tax: We collect the required monthly city sales tax from the tenant (based on the rental amount) and distribute payments to Arizona Department of Revenue on the owner’s behalf. We make sure the owner’s TPT (Transaction Privilege Tax Number is renewed each year).
- Full Legal Compliance: We conduct all leasing activities in accordance with Fair Housing, State and Federal Laws as well as the National Association of Realtors Code of Ethics
- Maintenance Coordination: We have established relationships with trusted and reliable vendors, insuring the best possible rates and quality work being performed to protect your property. These maintenance discounts are passed on to our owners with a $0.00 mark-up.
- 24/7 Emergency Line: Tenants and Property Owners can rest assured that we can be reached for an emergency maintenance concerns.
- Internal Visits: The Annual and Semi-Annual (if tenants have a pet) visits include detailed report and pictures of each room of the home as well as the front and back yards. Each report is emailed to the owner along with any maintenance items noticed. And the report is then uploaded to the owner portal
- Renewal of Lease: We strive for tenant retention for tenants who have strived to meet our standards. We expect tenants to make on time payments, adhere to the lease, and treat the property like they own it. If a tenant meets these requirements and the annual internal visit is positive we’ll make a recommendation to the owner of a lease renewal. We try to negotiate a rental rate increase for the owner whenever possible.
- Tenant Related HOA Notices: Once we are made aware of an HOA issue we inform the tenant of the letter and advise the tenant of the HOA rules. We request that the tenant completes the requirement of the HOA and send pictures to our office. We then follow up with the HOA to insure the violation has been corrected. In the rare case that the HOA sends a fine we collect the fine amount from the tenant and pass it along to the owner for reimbursement of the fine cost.
- Security Deposit Handling: We collect the security deposit and hold it in a separate account until the tenant moves out. After move out we handle all security deposit disposition responsibilities as required by law. Making necessary deductions and processing returns or disputes.
- Move Out: When a tenant gets ready to move out we send them a list of expectations. We require certain items to be completed in order for a tenant to receive their security deposit refund. We conduct a full move out report with pictures documenting any potential deductions. Once completed we review the Move out report to the move in report and dispatch vendors to handle any tenant related damages that are not legally considered normal wear and tear.
- Eviction Process Coordination: In the unlikely event that a tenant needs to be removed from the property we coordinate the eviction process. We keep owners up to date so they understand the process and the next steps to get a qualified new tenant in place quickly.
- Collection Agency: Should a tenant move out leaving an unpaid balance we provide the collection agency will all documentation they may need to collect that unpaid debt from the tenant.
